The programme consists of a banking and office hall at the base, and an upper apartment block of 68 units. The tower is a davelopment of the architect's tropical high-rise ideas where the upper parts of the tower have large two-storey high skycourts" as the building's key feature that provide better ventilation and deck-space for planting and terraces. There are four units per floor. Each one of them is separated from the lift core for all-round cross-ventilation with terraces and skycourts in-between as gardens-in-the-sky. The structural frame is constructed out of reinforced concrete with slip-form for the service cores for the lift-shafts. The typical floors are designed to be column free. The lower block for the apartment is reinforced concrete frame construction with brick infill. The tower columns are located at the periphery of the apartment units and are transferred to the columns at the podium.
