Modulofts
Beirut, Lebanon

The 14-storey building contains seven identical duplex units flexibly designed to accommodate apartments, offices, or a combination of both. The lofts plans permit 16 different interior configurations: the lower level of each loft contains a double-height space with two additional modules for bedrooms or offices, and two additional modular rooms are located on the upper floor accessed by an interior staircase. Manually-operated insulated-steel walls can slide into and out of each unit; when closed they define interior spaces and when open they protrude from the building façades. The main structure is poured-in-place concrete. The first-floor loft benefits from an outdoor terrace, as does the uppermost loft with a large roof terrace.
