Abstract

This study aims to identify some design determinants of modern housing in the northern western province in the kingdom of Saudi Arabia. Besides it also aims to identify the volume of the effects of determinants pertaining to the design of modern housing as perspective by the citizens, engineers of municipalities, design and the difference in these determinants in their point of view.
Eventually, this study aims to identify how the modern housing will meet the needs of the citizen in the northern western province. In the meantime, two standards have been designed. The first one measures the determinants of moderns housing design in the northern western province in the kingdom of Saudi Arabia. The second one measures the satisfaction degree of the Saudi citizen with the modern housing design in the area of study.
Randomly and simply, a sample of study has been chosen, consisting of (295) persons responsive to the study standards at the rate of (19) municipality engineers at 86.36% of the original study community, and (26) design engineers at the rate of 86.67% of the original community and (250) citizens responded to both study standards at the rate of (50) citizens owning a house in the five districts of Tabuk town province.
The most significant finding of this study was the determinants of designing a modern housing in the northern western province in Saudi Arabia in the perspective of all citizens, design engineers and municipality engineers. The finding was as follows:

• In the citizens point of view, the determinants of the modern housing in the northern western province in Saudi Arabia are as follows:
• There are no cultural and personal determinants affecting the modern housing design.
• There are no social determinants affecting the modern housing design.
• There are legislative determinants and regulations affecting the modern housing design.
• There are no environmental and healthy determinants affecting the modern housing design.
• In the municipalities engineers' point of view, the determinants of modern housing design in the northern western province in Saudi Arabia are as follows :
• There are cultural and personal determinants affecting the modern housing design.
• There are social determinants affecting the modern housing design.
• No legislative determinants or regulations affecting the modern housing design.
• No economical determinants affecting the modern housing design.
• No environmental and health determinants affecting the modern housing design.
• In the point of view of design engineers, the determinants of modern housing design in the northern western province in Saudi Arabia are as follows:
• No cultural and personal determinants affecting the modern housing design.
• Social determinants affecting the modern housing design.
• Legislative determinants and regulations affecting the modern housing design.
• Economical determinants affecting the modern housing design.
• No environmental and health determinants affecting the modern housing design.

It has also been found that there are differences of statistical significance in the volume of the effect of cultural and personal determinants attributed to the variation of the respondent among the individuals of study sample of citizens and municipality engineers in favour of the municipality engineers. In addition to differences among the individual of study sample of citizens and design engineers in favour of design engineers as well as differences among municipality and design engineers in favour of municipality engineers.
There are also difference of statistical significance in the volume of the effect of the social determinants attributed to the variation of the responder quality among the individuals of study sample of citizens and municipality engineers in favour of municipality engineers. There are also differences among the study sample of citizens and design engineers in favour of design engineers as well as differences among municipality and design engineers in favour of municipality engineers.
In the meantime, there are differences of statistical significance in the volume of the effect of the legislative determinants and regulations attributed to the variation of the quality of the responder among the study sample of citizens and municipality engineers in favour of citizens as well as differences among municipality and design engineers in favour of design engineers.
Finally, it has been found that there are differences of statistical significance in the volume of the effect of the economical determinants of the economical determinants attributed to the responder's quality among the individual of study sample of citizens and municipality engineers in favour of citizens.
There are also differences among municipality engineers and design engineers in favour of design engineers. That is, the citizen see that the economical determinants affect the design of modern housing in the northern western province in Saudi Arabia in a larger rate than seen by the municipality engineers. The design engineers see that in affects more than seen by the municipality engineers.
As regards the satisfaction of Saudi citizen with the design of modern housing in the study area, it has been found out that the design of modern housing in the northern western province in Saudi Arabia does not meet the requirements of the house occupant in the citizen is not satisfied with the design of modern housing in the study area.
As found in the hypothesis of the availability of differences in the satisfaction degree of Saudi citizen with the design of modern housing they are attributed to age variable as there differences were in favour of the individuals of study sample in the age of (31-40 years) on the account of those of age 51 years and above.
Eventually, the research provides a number of recommendations. The most important is to conduct more scientific study pertaining directly to the subject of modern housing determinants, but in details so as each determinant of the study will be handled separately and will be studied on the level of the kingdom of Saudi Arabia so as the findings of such studies will be circulated for the purpose of giving solutions for each determinants.
